When selling a home, it is always a good idea to have a home warranty. With so many new homes being built in the Lake Norman area, it is important to make your home stand out from the rest. When people are searching for a home they naturally look for things that will help make the transition easier and a home warranty may be just the thing they are looking for.
There are several benefits in choosing to purchase a Seller’s Warranty when trying to sell your home. A home warranty may cover issues that you encounter during the inspection process and it can help make your home more marketable. Fees for these warranties cost anywhere from $300 to $600 a year depending on the options that you choose. If anything malfunctions during your coverage period, you will most likely have to pay a deductable. But if you have a problem with a major system or appliance in your home when you are trying to sell it, you will most likely pay a lot more out of pocket if you choose not to purchase a home warranty. Better yet, some of these home warranties offer to deffer payments until the closing!
When a buyer is searching for a home, a home warranty can give them a greater peace of mind when thinking about things that could go wrong. Compared to homes without a warranty, homes with home warranties:
- Sell 15% faster
- Sell for a 2.2% higher price
- Are 29% more likely to sell*
The numbers speak for themselves. If you would like more information on home warranties, please feel free to contact me!

That’s right, you did read the headline correctly; home foreclosures actually making people in our nation sick. According to reports on Good Morning America this morning, stagnent swimming pools are said to be causing the West Nile Virus to run rampant through communities in California. While this is a very scarey thought, I wonder how much truth is actually behind the statements that blame home foreclosures for this spreading disease. I am almost positive that there are people who are still able to pay their mortgage and provide for thier family but have chosen not to take care of thier swimming pool. Why, then, does the news constantly find ways to blame the so-called Mortgage Crisis for all of the problems in our nation? Sure, about 5% of homes in our country are in foreclosure, but what about the 95% of people that are still managing to pay the mortgage?
